Time Construction · Raleigh

One call for the suite. A GC when the deal needs a build.

We take the maintenance call, the lease says who pays, and when you have a fit-up, we already have the keys. We offer design-build and bid-build for tenant improvements, second-generation suites, and historic and adaptive reuse.

Every call is handled by a licensed general contractor (NC GC 88217), not a call center or a dispatch list. Someone who knows the building, can tell a repair from a capital issue, and stands behind the work.

For brokers: what to put in the deal

  • Name Time Construction as vendor of record, so the tenant calls us, not a list.
  • Put the response window in the building rules or a lease exhibit.
  • Set the payer from the maintenance clause before the first emergency.
  • Offer an optional service credit at signing instead of another month of free rent.
  • Get a condition note before the LOI, so deferred capital work doesn't hide in the TI allowance.

What we build

  • Office, retail, and light industrial fit-ups in greater North Carolina: tenant improvements, second-generation suites, and historic and adaptive reuse.
  • Design-build when the build-out scope is still taking shape; bid-build when the drawings are done.

What the retainer covers, and what's billed separately

Covered by the monthly retainerPriority response, the tech rolling out, the truck, and the initial write-up
Billed per jobRepair labor and materials, split by the lease matrix (tenant vs. landlord)
Quoted separatelyFit-ups and build-outs (separate contract), and capital replacements (quoted up front, never buried in a service bill)

Each service report still splits three ways: the repair now and who pays, make-safe work, and capital work bid separately. The call never turns into a surprise change order.
