The problem we remove
No more week of emails over a leak.
A leak or a dead HVAC unit too often turns into a week of back-and-forth about whose responsibility it is. We settle that question before anyone shows up, so the repair can simply get done.
How the lease matrix works
Set up once, applied to every call.
- We set up the deal type and scope once for each property.
- Every call goes through four checks: the cause, the building system involved, the lease's dollar threshold, and any statutory overrides.
- The result routes the invoice to the right payer, whether that's the landlord, the tenant, CAM, or insurance.
- Either way, dispatch always stays with Time Construction, so there's one number to call.
- The service report splits three ways: the repair done now and who pays for it, any make-safe work, and capital work billed separately. That way, nobody gets a surprise change order.
How it's priced
One flat monthly fee per suite.
That gives you one number to call, one neck to wring, and a predictable response to every situation. The retainer covers the guy rolling out, the truck, and the initial write-up. Everything else is billed cleanly and fairly.
What you get
A licensed general contractor on every call.
Every One Call service call is managed by Time Construction, a licensed North Carolina general contractor (NC GC 88217), not a call center or a handyman dispatch list. The person who takes your call understands building systems, scope, and code. They can tell a quick repair from a capital issue, coordinate the right trades, and stand behind the work when it's done.
For brokers
What to put in the deal
- Name Time Construction as vendor of record, so the tenant calls us instead of working down a list.
- Put the response window in the building rules or a lease exhibit.
- Set the payer from the maintenance clause before the first emergency.
- Consider an optional service credit at signing in place of another month of free rent.
- Ask us for a condition note before the LOI, so deferred capital work doesn't end up hiding in the TI allowance.
When the deal needs a build
We already have the keys
- Office, retail, and light industrial fit-ups in greater North Carolina, including tenant improvements, second-generation suites, and historic and adaptive reuse.
- Design-build when the build-out scope is still taking shape, and bid-build when the drawings are done.
